The rapid increase in interest in favela property amongst Brazilian and foreign investors has caused significant increases in the price of rent and services, balanced out by a much wider offer and better infrastructures.

Many of those who did own property in these up and coming communities have received attractive offers, or simply became unable to pay for the higher cost of life and moved elsewhere - This process, known as gentrification, has taken the favelas of the zona sul by storm in the past decade, dramatically changing the perception of all favelas and further contributing to the urbanization and integration process of these regions.
