Urbanization efforts intensified as a result of a well-planned development project in the neighborhood. After the completion of these works, electric trams began to arrive. In 1925, a successful tennis club was established, which brought the neighborhood significant repute.

The region experienced even greater urban expansion in the second half of the century as several condominiums were built in and around Grajaú. A few slums also appeared on the surrounding hills, in close proximity to affluent homes, highlighting the inequality of the social demographic.

Since then, buses have become the only form of public transport following the deactivation of the trams, and the streets of the neighborhoods have been asphalted. It is now a peaceful area, with pleasant tree-lined streets, and old gardened residences, as well as an array of commercial establishments.
